Overview
This residence combines a robust steel structure with resort‑style outdoor living. Large sliding façades open to a covered pavilion and lap pool, delivering seamless indoor‑outdoor flow in a warm, hillside setting. The charcoal exterior, precise lines and slim columns are made possible by a carefully engineered steel frame.
Client brief
The owners asked for generous openings, low maintenance materials and privacy. They wanted year‑round use of the garden and pool, with shaded areas for dining and entertaining. Fast delivery and reliable quality control were essential.

Our solution
We designed a steel moment‑frame system to carry wide openings and a long, cantilevered canopy. Off‑site fabrication, labeled component kits and protected finishes ensured a clean, fast erection on a sloped site. Local installers assembled the frame with our remote supervision and clear shop drawings.
Design highlights
- Slim steel posts and deep eaves create uninterrupted poolside views and weather protection.
- A timber‑look soffit with integrated downlights and fans keeps the pavilion cool and comfortable.
- Full‑height stacking doors connect the living room, dining area and terrace in one level plane.
- A private lounge cabana and dark rendered boundary walls enhance privacy and acoustics.

Structure and materials
- Primary steel: portal/moment frames, welded box/cantilever beams, concealed wind bracing.
- Finish: hot‑dip galvanizing plus powder‑coated topcoat for long‑term corrosion resistance.
- Envelope: dark textured render, vertical louvre screening, low‑E glazing and glass pool fencing.
- Hardscape: stone paving around the pool, graded lawns and tiered retaining walls for the slope.
Performance and benefits
- Large, column‑free openings without heavy concrete walls reduce weight and build time.
- Weather‑ready canopies keep furniture and thresholds dry, protecting interiors.
- Durable coatings and metal components minimise repainting and extend lifecycle value.
- Precise tolerances allow clean junctions with glazing, louvers and outdoor joinery.

Construction quality assurance
Every member was numbered and packed with a parts list for easy on‑site sequencing.
Welds, bolts and coatings were inspected against our internal QC plan, with records available.
Tolerances at door heads and canopy edges were checked to guarantee smooth sliding and drainage.
Landscape and outdoor living
A linear lap pool with a shallow sun shelf sits beside lounge decks and a dining terrace.
Raised planters, native planting and curved edging soften the dark façade and provide privacy.
At night, warm lighting under the canopy extends use without glare into neighbouring areas.

Sustainability notes
Steel’s recyclability and off‑site fabrication reduced waste on a confined site.
Deep overhangs, low‑E glass and ceiling fans lower cooling demand on hot days.
The flat roof zones are PV‑ready, and concealed downpipes allow future rainwater harvesting.
Owner outcomes
The home delivers a calm, resort‑like experience with dependable weather protection.
Wide spans support flexible furniture layouts and unobstructed circulation.
Low‑maintenance finishes keep operating costs predictable and downtime minimal.

Why steel for premium homes
- Long spans and slim profiles for modern architecture
- Fast, clean installation with export‑ready prefabrication
- Excellent strength‑to‑weight ratio on sloping or poor ground
- Durable, low‑maintenance performance in coastal or humid climates
Practical optimisation suggestions (for similar projects)
- Add motorised screens or operable louvres at the pavilion for sun and insect control.
- Incorporate translucent roof panels or skylights over the terrace to balance shade and daylight.
- Pre‑wire for rooftop PV and battery storage; plumb for rainwater reuse in garden taps.
- Standardise bay spacing to suit sliding door modules for easier future replacement.
- Extend canopy drip edges and install gutter leaf guards to reduce cleaning.
